If you’re a buyer, you probably expect to see a property condition disclosure on the property you want to buy.
Did you know many sellers elect not to do one?
They’re not necessarily trying to avoid telling you about their house. Lawyers often tell sellers that those documents leave a seller open to a lawsuit down the road. The safer bet, they say, is to offer a buyer a $500 credit at closing in lieu of that PCD.
It helps defray the cost of the inspection you’ll be doing anyway. And even though sellers don’t give you all the details on paper, they and their agents are often happy to tell you about work they’ve done and improvements they’ve made.
And for the things they’re not sure of, they’ll remind you you’ll be doing an inspection.
A good inspector will find everything, and won’t let you panic about things not worth panicking about.
